Rockcliffe Community Design Plan
Meloshe and Associates were retained in 2012 as part of a larger consulting team to undertake the project management, land use planning and municipal approvals for the redevelopment of the former CFB Rockcliffe. The redevelopment of Rockcliffe is one of the most anticipated projects in Ottawa and presents a significant community building opportunities in the Nation’s Capital. The first planning milestone is the approval of a Community Design Plan (CDP) which will guide the future development of the lands. The mission is to develop an innovative neighbourhood while setting exemplary standards for strong design and development; providing for an appropriate mix of housing types, commercial development and employment uses while creating strong connections among significant natural features, open spaces and urban public spaces along with a commitment to sustainable development and long term economic viability.
Ikea Properties
Meloshe and Associates represented Ikea Properties through the complete planning approvals process for a major expansion of Ikea in Ottawa at Pinecrest Mall. This approvals process took 9 years and involved detailed site assessment and selection, zoning, site plan and building permit approvals, MTO approvals and the approval of a comprehensive and innovative site signage package. Ms. Meloshe was the municipal lead on all matters for Ikea and she provided critical liaison with the Ward Councillor and the community. Ikea opened their new store in December 2011.
Presland Road
Meloshe and Associates were retained by Groupe Lepine to undertake the necessary planning approvals and community consultation for the construction of a 15 storey apartment tower at the corner of Presland Rd and the Vanier Parkway. A zoning amendment, site plan approval and roadway modification were required to permit the proposed development.
Hospital Lands Area Plan
Meloshe and Associates was retained by the City of Ottawa in 2004 to undertake an area planning study for the future development of the Ottawa Health Sciences Centre and adjoining lands located northeast of Alta Vista and Smyth Road. The Terms of Reference for the study encompassed master site planning, land use analysis, transportation planning, urban design and public consultation. Nancy Meloshe acted as the consulting project manager and urban planner. The final product of the study was the creation of an area plan for the Hospital Lands aimed at ensuring the future of the area as a significant health care, research and post-secondary education focus for the City of Ottawa and Eastern Ontario. The area plan promotes employment, retail/commercial services and housing that will build upon an expanding medical/health care, research focus of the area.
